Many different roofing options are available to you, the homeowner. Asphalt (most common), Steel, Slate, Clay, Cement Board, Copper, Cedar Shake, Rubber Slate Shake, etc… All of these coming with very different prices for material and installation. Our most popular choice has been Timberline 30 year. Roofing Inspection Guidelines for Minnesota Minnesota Code Vs. City codes: Minnesota code takes precedence over all city codes. Attic venting: For new construction homes and additions, one vent per 150 square feet is required. For existing homes only replacing the existing vents is required though we try to achieve the one per 150 square feet venting when possible. Ice & Water barrier: Minnesota code requires either two layers non-perforated 15# felt cemented together or a bituminous sheet (we use GAF Ice & water barrier). This barrier must extend 24” past the heated interior wall line. In valleys the barrier must extend 18” past each side of the valley line. Finally, the barrier must extend out 12” around all penetrations and 12” from all wall lines. Tar paper or equivalent: 15# felt minimum is required on all roof surfaces 3/12 pitch and up, where Ice & Water protection is not applied. Additional layers of roofing: Only one additional layer of roofing is allowed to be added in Minnesota. Though some roofs have 3 or more layers, from previous years, adding to increased weight on your roofing system. Flashing: All flashing is able to be re-used presuming that it is still functional (no holes or tears in the flashing). Our roofing guidelines are such that only wall tins, furnace flues and/or electrical mast flashings are to be re-used. Metal valley protection can be visible on the roof or concealed under the shingles. All rooflines intersecting with a wall require step flashing. All roof rakes ending before passing past the wall line require a Kick-out flashing. Chimney flashing consists of step flashing embedded into the masonry joints or glued to the masonry. If step flashing is adhered to the masonry, counter-flashing (reglet) must be used. All of our roofers install reglet regardless of the method used for the step flashing giving your chimney a cleaner look. Roof decking: All rotten roof decking will be replaced and homeowner will be notified as soon as possible and pictures will be taken for documentation. Older homes where wood planking is used are not allowed to have more than ½” gap between planks. Two ways this can be corrected are to either fill in the gaps with appropriate sized planking or to re-deck the entire roof using 7/16” minimum OSB or Plywood. Fasteners: All fasteners used must penetrate ¾” into or through the roof decking. Nails and/or strapless are allowed and both are affective if installed correctly. Our roofers only use nails, 12-gauge minimum with 3/8” minimum size head.
